Oude Molen
Location
Oude Molen accommodates many small craft and specialized companies. In 2004 the first parcels for small-scale activities (up to 5,000m˛) were issued on the new part of Oude Molen. The total area measures around 41 hectares. Oude Molen accommodates approximately 40 companies such as Ecopoint, Sema, Van Mechelen Lifting Gear and Metrical.Description
Oude Molen attracts many companies because of its location to: directly accessible via the A4 (direct connection between Antwerp and Rotterdam). On December 15th, 2007 the A4 between Bergen op Zoom and Halsteren has been put into use.From the initial start of the project in 2000 special attention has been given to the integration of the existing industrial site, creating a transition zone to residential area “De Schans” and realizing an attractive industrial and city sight close to the A4.

Parcelling
Basically the maximum size of a parcel is 5,000 m˛. On Oude Molen a large variety in activities is allowed, such as peripheral retail trade (mixed objectives zone), small-scale industrial and craft activities, production and distribution.The major part of the boundary conditions is regulated in the development plan “Oude Molen 2000” and the image quality plan “Oude Molen en Kop van Vijf”. The development plan deals with aspects like permissible environmental categories, construction opportunities and the types of industrial activities that are allowed. The image quality plan indicates the desired town-planning quality. This plan forms the testing framework for the Wellfare/Monument committee (Welstand/Monumenten-Commissie).
There are high image quality demands for zones defining the image such as the A4 front and Eilanden.
